PROTECTION
MMR Lifetime Title Protection

Protection for as long as you own the property.

If a qualifying covered title defect causes you to lose ownership of the property, the MMR title-protection program is designed to provide compensation up to the original purchase price for as long as you continue to own the property.

Lifetime purchase-price protection is subject to the executed written coverage agreement, eligibility requirements, exclusions, claim procedures, coverage limits, and the legally authorized insurance or financial structure backing the benefit. MMR coordinates title protection and claims support and should not be represented as the insurer unless appropriately licensed. Final coverage is governed by the signed policy/agreement.
Why MMR

Buying overseas should feel exciting—not uncertain.

MMR is built around the questions international buyers actually have: who owns the property, what is registered against it, whether the seller has authority to sell, what documents are missing, and what should happen before a protected closing.

Title-first thinkingStart with ownership, documents and legal status—not the sales pitch.
Clear risk flagsTurn complicated property issues into simple next-step priorities.
Buyer conciergeDesigned to guide foreign buyers through unfamiliar processes.

MMR New Construction Protection

Build with confidence. Release money only when the work earns it.

For clients building a villa, residence or investment property in the Dominican Republic, MMR can coordinate a controlled construction-funding process designed around escrow, independent milestone inspections and four documented draw releases. The goal is simple: give the owner visibility and leverage throughout the build—not just at the beginning and the end.

Construction escrow

Your construction funds stay controlled between draws.

Funds can be placed into an MMR-administered construction escrow structure, subject to final legal, banking and fiduciary setup. Contractor draw requests are matched to the agreed budget and milestone before any release is authorized.

Independent field team

Professionals inspect what you cannot see from overseas.

MMR coordinates the appropriate professionals for each milestone, including qualified engineers, plumbers and electricians. Inspection reports, photos and exceptions are organized before the related draw is cleared.

DRAW 01

Site, excavation & foundation

The first release focuses on what the entire structure depends on.

  • Site preparation and layout
  • Footings, rebar and foundation
  • Engineer milestone inspection
  • Photo/report package before release
DRAW 02

Structure & rough systems

Funding follows verified structural progress—not a calendar date.

  • Columns, slabs, walls and roof structure
  • Rough plumbing review
  • Rough electrical review
  • Engineer + trade inspection notes
DRAW 03

Enclosure, MEP & finishes

Before the third draw, concealed systems and major finish progress are documented.

  • Windows, doors and waterproofing
  • Plumbing and electrical progress
  • MEP / quality observations
  • Budget and change-order reconciliation
DRAW 04

Final completion & punch list

The final release is tied to completion review—not simply the contractor saying “finished.”

  • Final engineer walkthrough
  • Plumbing and electrical checks
  • Punch-list completion
  • Final documentation before release
No automatic draw just because the contractor asks. MMR’s process is designed so each of the four draws has a documented milestone, inspection package and release trail. Final release rules, retainage and client approvals are defined in the construction escrow agreement.

Escrow/custody services must be structured in compliance with Dominican law and applicable banking, fiduciary, AML and professional requirements. MMR should finalize the custody structure with Dominican counsel and an authorized financial/escrow partner before holding client funds directly.

Built for foreign buyers

Clarity before you wire the money.

You may have a realtor, developer or seller moving the deal forward. MMR’s intake is designed to help you slow down long enough to ask the right property-protection questions before a purchase reaches closing.

Important

MMR coordinates protection. It does not replace licensed legal or insurance professionals.

Insurance, where offered, should be provided through authorized insurance partners and remains subject to underwriting, policy terms and exclusions. Legal conclusions should be made by qualified Dominican counsel.
